Types of Foundation Cracks

Structural Cracks vs. Shrinkage Cracks

Shrinkage cracks occur as concrete cures and dries. They are typically thin (hairline width), run vertically or in a stair-step pattern along mortar joints, and are generally cosmetic. They may allow moisture intrusion but do not usually indicate structural failure.

Structural cracks are wider than 1/4 inch, run horizontally, or are accompanied by displacement (one side of the crack is higher than the other). Horizontal cracks in basement walls are especially serious. They indicate lateral soil pressure pushing the wall inward and require immediate attention.

What Causes Foundation Cracks in Colorado

Colorado's Front Range has some of the most expansive clay soils in the country. The Bentonite-rich clay found throughout El Paso County can expand up to 15 times its dry volume when saturated. This movement creates enormous pressure on foundation walls and footings. Factors that accelerate cracking include:

  • Poor drainage directing water toward the foundation
  • Tree roots drawing moisture from soil near the foundation
  • Drought followed by heavy precipitation (common on the Front Range)
  • Inadequate soil compaction during original construction
  • Freeze-thaw cycles in spring and fall

Repair Methods We Use

The right repair depends on the crack type, severity, and whether water intrusion is present.

Polyurethane injection is ideal for actively leaking cracks. The foam expands to fill the crack completely and remains flexible, accommodating minor future movement without re-cracking. It forms a watertight seal that stops moisture from entering your basement.

Epoxy injection is used for structural cracks where strength restoration is the priority. Epoxy bonds are stronger than the surrounding concrete, essentially welding the crack shut. This is the preferred method for cracks that have compromised the structural integrity of the wall or footing.

When Should You Be Worried?

Get a professional evaluation immediately if you notice any of the following:

  • Horizontal cracks in basement walls at any width
  • Cracks wider than 1/4 inch anywhere on the foundation
  • Cracks accompanied by bowing or bulging of the wall
  • Displacement: one side of the crack is higher or offset from the other
  • New cracks appearing rapidly or existing cracks growing
  • Cracks accompanied by water intrusion

Foundation problems do not resolve on their own. Colorado's soil conditions mean that untreated cracks almost always worsen over time. Early intervention is significantly less expensive than waiting until structural failure occurs.
