Why Basement Walls Bow

Bowing basement walls are caused by lateral soil pressure. The weight of saturated or expanding clay soil pushing inward against the foundation wall. Colorado's expansive clay is especially problematic. When it absorbs moisture, it exerts enormous force that concrete block and poured concrete walls are not designed to resist without internal support.

Horizontal cracks at the mid-point of a wall are a warning sign that the wall is under excessive lateral pressure. Walls that have moved more than 2 inches are approaching a critical threshold and require immediate intervention.

Carbon Fiber Straps

For walls that have moved less than 2 inches, high-tensile carbon fiber straps are an effective and minimally invasive solution. The straps are bonded to the wall surface and anchored to the floor joist system above. Carbon fiber is stronger than steel by weight and does not rust or degrade over time. The straps halt further movement immediately and are invisible once painted.

Wall Anchors

For more severely bowed walls, wall anchors installed in the stable soil away from the foundation provide a mechanical connection that actively counteracts soil pressure. Over time, the anchors can be tightened to gradually restore the wall toward its original position.

When to Act

A bowing wall that is not stabilized will continue to move. Once a wall has moved more than 3 inches, replacement is often the only option, which is significantly more expensive than early repair.
