Does interior waterproofing stop water from entering your foundation?

The most important thing to know about interior waterproofing: it does not stop water from entering your foundation walls. Water in Colorado's clay-heavy soil pushes through concrete over time, and interior systems are designed around that reality.

What interior waterproofing does is intercept water the moment it gets through and route it to a discharge point before it reaches your floor. Done correctly, the result is a dry basement even when water is actively moving through the wall.

What are the main components of an interior waterproofing system?

Perimeter channel. A slotted plastic channel (sometimes called drain tile or a waterproofing track) is installed at the base of the basement wall. It sits in a trench cut along the interior perimeter of the slab, right at the floor-wall joint, which is where most water entry happens. The channel has openings or perforations that allow water seeping down the wall or up through the joint to drop in.

Drainage matting (wall liner). Many systems include a dimple mat or plastic sheeting applied directly to the wall above the channel. This liner creates a gap between the wall and any finished surface. Water running down the wall face is directed behind the liner and into the channel below, keeping it away from insulation and framing.

Drainage stone. The trench holding the channel is typically packed with clean gravel or drainage stone. This filters out fine particles, relieves hydrostatic pressure against the floor, and gives the channel a stable, permeable base.

Sump basin. All the water collected by the perimeter channel flows by gravity toward a sump basin, which is a plastic or concrete pit installed at the lowest point of the basement floor. The basin is sized based on expected water volume and the footprint of the basement.

Sump pump. A sump pump sits inside the basin. When the water level rises to a set point, a float switch triggers the pump and it pushes water up and out through a discharge pipe. The discharge line exits through the rim joist or foundation wall and terminates several feet from the house, directing water away from the foundation.

Battery backup. A battery backup system keeps the pump running if power goes out during a storm. Given how often Colorado Springs sees intense weather, a backup is not optional, it is standard practice for any system we install.

How long does interior basement waterproofing installation take?

A typical interior system installation in a Colorado Springs home takes two to three days and follows this sequence:

  1. The crew jackhammers a trench along the interior perimeter of the basement, typically 8 to 12 inches wide.
  2. Soil is removed and drainage stone is laid.
  3. The perimeter channel is placed in the trench and pitched toward the sump location.

It does not eliminate the source of water. If your downspouts are dumping water against your foundation or your lot grading sends water toward the house, those problems still exist. They just produce less pressure on the interior system.

For homes in Monument, Black Forest, and Briargate where drainage is generally better, interior systems often work very well as a standalone solution. For homes on the Westside or in lower-lying areas where water volume is high, we sometimes recommend pairing the interior system with exterior drainage improvements.

When Interior Is the Right Choice

Interior waterproofing is the right fit when:
